Crown Land in Alberta: Can You Buy It?

Crown land, also called public land, covers about 60% of Alberta (Government of Alberta). The short answer to the most common question is that most of it isn't for sale. The province leases public land for grazing, farming, industry and recreation, and only now and then offers rights to it through auctions and tenders.

What you can buy on the open market is private land that sometimes comes with Crown grazing leases attached. The listings below are properties whose descriptions mention grazing or Crown leases, updated from the Pillar 9™ MLS® System.

Excellent opportunity to acquire a large, contiguous grazing package along the Owl River, combining three deeded quarter sections with a Forest Grazing Licence and a provincial Grazing Lease. Together, the holdings provide approximately 1,275 acres of connected deeded and Crown grazing lands, making this an attractive starter ranch or an economical way for an established cattle operation to secure additional grass and pasture. The package includes approximately 480 acres of deeded land together with Forest Grazing Licence FGL 140003, comprising approximately 639.6 acres, and Grazing Lease GRL 840065, comprising approximately 160 acres. The Grazing Lease covers NW-7-69-13-W4 and is renewable subject to the Public Lands Act. The current lease document has a term running to October 31, 2027. Assignment or transfer of the Grazing Lease requires the written consent of the provincial director. Forest Grazing Licence FGL 140003 encompasses approximately 639.6 acres across portions of Sections 1 and 12, Township 69, Range 14, W4M. The disposition includes lands on both sides of the Owl River and was established specifically for livestock grazing. The licence requires proper range-management practices, maintenance of livestock fencing and provincial approval for assignment or transfer. The original document provided a May 15 to October 31 grazing period unless otherwise authorized. The Owl River winds through the overall holding and provides an important natural water feature, while the Forest Grazing Licence also contains abundant water throughout the grazing area. Above the river, particularly toward the east, there are areas of good, firm ground suited to livestock use. NE-12-69-14-W4 also contains good ground with potential to be cleared and developed into improved pasture, subject to applicable approvals. The blocks are contiguous and there is existing fencing throughout portions of the property, although the location, condition and extent of all fencing should be independently confirmed by a purchaser. Access is available to both sides of the holding, with Range Road 135 serving the east side and Old Conklin Road providing access from the west, allowing practical access to lands situated on either side of the Owl River. For buyers looking for flexibility, the property can be purchased as one complete grazing package or divided into two logical operating blocks: • West Block – NE-12-69-14-W4 together with FGL 140003: $312,000 • East Block – GRL 840065 together with NW-6-69-13-W4 and SW-7-69-13-W4: $632,000 In addition to its agricultural value, the property offers excellent recreational appeal. The combination of river bottom, forest cover, open grazing country and abundant water creates strong wildlife habitat, with opportunities for whitetail deer, moose and bear hunting. With approximately 1,280 contiguous acres, multiple water sources, two-sided access and a combination of deeded and Crown grazing land, this is a compelling opportunity for a first-time rancher. What Crown Land Is

Crown land is land owned by the government rather than a private owner. In Alberta most of it is provincial land, managed mainly by the Ministry of Forestry and Parks, from the forests of the north to the grasslands of the south and the Eastern Slopes west of Calgary. Federal Crown land includes places like the national parks.

Most mineral rights in Alberta are also owned by the Crown, which means buying land usually doesn't include the oil, gas or minerals underneath it.

Can You Buy Crown Land in Alberta?

Rarely. The province periodically holds Crown land auctions and tenders, posted on the Government of Alberta website. Both existing leaseholders and the public can bid, but these competitions are mostly for the right to hold a disposition (a lease, licence or permit for a specific use), not for ownership of the land.

Outright sales of public land are uncommon and can be controversial. In 2011, for example, a proposed sale of native Crown grassland near Taber for potato farming was cancelled after public pushback. If you want land you can own, you are almost always buying private land.

Grazing Leases: the Usual Way In

Most ranchers who use Crown land do it through grazing dispositions: grazing leases, grazing licences and grazing permits. The leaseholder pays rent based on animal unit months (AUMs) and must look after the range.

ItemWhat the province publishes
2026 grazing rent, Zone 1 (south)$9.94 per AUM
2026 grazing rent, Zone 2 (north)$6.97 per AUM
Zone boundaryThe North Saskatchewan River
Fee to assign (transfer) a grazing disposition$3,150 flat

Source: Public land grazing rent and assignment fee, Government of Alberta. Rates change; check the page for current figures.

When a ranch with a grazing lease is sold, the lease is not part of the title. It is transferred to the buyer through an assignment with the province, which carries the fee above.

Buying a Property With a Crown Lease: What to Check

  • Deeded versus leased acres: how much land you will own, and how much you will only lease.
  • The lease itself: type, term, expiry date, carrying capacity in AUMs, current rent and any conditions.
  • Assignment: confirm with the province that the lease can be assigned to you, and budget for the fee.
  • Range condition: the leaseholder is responsible for range health, so look at the land and any range assessments.
  • Public access: agricultural public land can carry rules for reasonable recreational access, so ask what applies.
  • Surface leases: oil and gas wells or pipelines on the land come with their own agreements. Ask for copies.

Get a lawyer who knows rural and public land transactions, and make your offer conditional on the lease assignment.

Crown Land Maps

The province publishes public land recreation maps, including an interactive recreation map with Crown land sites and recreation pass boundaries, plus trail and area maps that work offline. Near Calgary, most public land is west of the city in the Eastern Slopes and Kananaskis Country. Check the map and the rules for the area before you go, because some areas need a pass and some uses are restricted.
