Somerset's detached benchmark went from about $394K in 2020 to $610K in 2025, up 55%, and it's $592,700 now, within 1% of a year ago.

Condos have eased more, with a benchmark of $250,600, 8% below a year ago. In a typical recent month, months of supply ran about 2.2, below the Calgary average of 3.9, and half of recent detached sales went in about 24 days.

The City's Somerset spray park, open in summer, sits beside the Somerset Inclusive Playground, which has a fully accessible merry-go-round and rocking raft, a saucer swing, washrooms and shaded picnic tables.

Somerset homeowners pay a mandatory annual fee to the Somerset Residents Association, which was formed to run the water park and now works with the City on it. Confirm the current amount before you buy.

Spruce Meadows, the show-jumping venue, is just southwest across Stoney Trail, and groceries are at the Shoppes of Bridlewood on 162 Avenue and along Shawville Boulevard in Shawnessy.

Somerset-Bridlewood station, the south end of the Red Line, is inside the community with a large park and ride, and Shawnessy station is one stop north. See Calgary Transit for routes.

Stoney Trail runs along the south edge, with an interchange at James McKevitt Road and a partial interchange at Sheriff King Street, so the rest of the ring road is close.

Detached homes that sell are mostly two-storeys from around 1998, about 1,556 sq ft above grade on lots of about 4,450 sq ft, and 93% had a double garage.
