Where Rainbow Falls sits

Rainbow Falls is on the south-west side of Chestermere, off Rainbow Road. Chestermere Lake is a short drive or bike ride north, and Calgary's east end is about ten minutes west. Highway 1, 17 Avenue SE and Stoney Trail all link the community into Calgary.

Schools

This is Rainbow Falls' strongest selling point. Our Lady of Wisdom (Calgary Catholic, K–6) is on Rainbow Falls Drive, and Rainbow Creek Elementary (Rocky View Schools) is on West Creek Drive right next door. Older students go to Chestermere Lake Middle School and Chestermere High School. Attendance areas can change, so confirm the designated school for any address with the school board.

The homes

Over the last 12 months, 26 detached homes, 17 townhomes and 4 semi-detached homes sold here. A typical detached home has about 2,330 sq ft above grade, three or more bedrooms up and a finished basement. What's coming nearby

Chestermere's south side will keep growing. Mattamy Homes and Truman are planning a 253-acre community south of the lake, bounded by Rainbow Road on the west and Township Road 240 on the south, with about 1,900 homes planned (Mattamy Homes). That means more construction traffic in the years ahead, but also more shops and services close by.

Who Rainbow Falls suits, and who it doesn't

Rainbow Falls suits families with young children who want to walk to school, and buyers who want a detached home on a good-sized lot without paying lakefront prices. Its townhomes are a solid first step into Chestermere.

It suits you less if you want something brand new. Older homes here may need some updating, and some townhome complexes carry monthly fees (a typical fee was about $395).

My take: Rainbow Falls held its value well. The median detached sale price rose from about $520,000 in 2020 to about $775,000 in 2025, and sales slowed only slightly after that. For families focused on schools, it is one of the safest bets in Chestermere. Compare it with Westmere for slightly lower detached prices and faster sales.
